6. Advertise/Viewings

Advertising Your Property
Once your house is ready to go, you need to reach potential buyers in an appealing way for them to request viewings. If you're using an Estate Agent, they will take care of this. If you're self-selling, though, you should take care of the advertising part yourself.

Choose your means to reach your audience. These can be:

  • Via personal recommendation, telling friends and acquaintances that you're selling your house and asking them to tell their friends in turn
  • Via local or regional press (newspapers, magazines, etc.). Check the prices for adverts and put together copy for your ad
  • Via property listings in your area
  • Through the Internet (listing sites and/or email)
  • By posting signs outside the property or in local shops that allow you to

Take good pictures of your house, favouring the strong points, to accompany your hired adverts, signs, listings and emails.

Put together a list of the property's details for easy reference. You may want to give your prospective buyers a copy of this.

Viewings
There are three main aspects to take care when arranging viewings: presentation, safety and buyer assessment.

Presentation: Now that you've made your house look its best, you should make yourself measure up, too. Taking good care of your appearance and manners when showing your property is likely to make any potential buyer more comfortable. Try to be warm, understanding and honest.

Safety: Unfortunately, it's a fact of life that not everybody who wants to visit your property will be well-intentioned. For your safety, you can:

  • Keep a log of visitors, clearly stating time and date of visit, name, and contact means
  • Make sure that you're not alone when showing your property
  • Keep your valuables out of sight or in safe places
  • Always keep an eye on viewers
  • Only admit people with a pre-booked appointment into your property. If somebody happens to drop by unexpectedly, take their details and encourage them to make an appointment

Buyer assessment: Viewings offer an opportunity to meet potential buyers and assess whether they are serious in their intentions. You can take this chance to ask them whether they have a mortgage agreement in principle, how many properties they've seen and how soon they need to move. Your visitor log should also be useful to note down any details you consider relevant about your visitors.
