4. Estimate Costs
As usual, it is highly advisable that you draw up an estimated budget for how much the sale will cost you. This is useful to avoid surprise costs and to evaluate your financial priorities. In this budget, you should consider:
- Repairs and/or refurbishments, whether you'll hire someone to perform them or you choose to do them yourself. List all the repairs that need to be done and shop around for quotes or costs of materials
- Selling fees for Estate Agents or auctions, or marketing costs if you're a self-seller
- Conveyancing fees, which are charged based on your property's price band. These can amount anywhere from £250 to £500
